Pleasant View is a prominent estate on old Highway 2, along a mixed commercial strip in the north area of Kingston. The site currently includes a substantial two storey brick-clad home (c. 1869) with additions. The grounds are partially landscaped (street-front mature trees on open lawn), but mostly fallow after former uses as a nursery and a farm.
The City of Kingston provided notice to the property’s owner that they intended to designate Pleasant View as being a property of cultural heritage value and interest under Part IV of the Ontario Heritage Act. The owner retained MTBA to proactively prepare a series of documents which consider the property’s heritage value and evaluates opportunities to sympathetically integrate revenue-generating commercial development in the lands adjacent to the heritage structure.
The MTBA prepared documents including Conservation Approach Principles, Property Development Guidelines, and Heritage Impact Assessment consider currently proposed development, while providing a benchmark from which to evaluate future development
