In the Heritage Conservation District neighbourhood of Sandy Hill, our client asked us to sensitively integrate three apartment flats on a single small lot. The units all feature high-end condo amenities, while the building includes a high degree of detailing to reduce its scale to better respond to the surrounding context. The result is a small refined “apartment house” shared by three discerning tenants who overlook a small school yard and live the urban lifestyle. Each residence are approximately 1200 sq. ft., with additional shared amenities including hobby room / storage, rear lot parking and shared rooftop terrace.
A modern, urban, playful approach was taken with the secondary elevations, each responding to its own unique context. For example, the east façade, which must have no openings due to codes, faces a school playground and parking lot. The response is a composition of warm coloured stucco (EIFS) surfacing, proportioned and toned to harmonize with the scale, design lines and tone of the front heritage elevation.
Our services included design development, community outreach and piloting the project through the municipal Committee of Adjustment for minor zoning variances. This project is currently in the financing phase.
